Is a Spanish seasonal rental treated as a primary residence?
No. It is a lease for use other than permanent housing (LAU art. 3.2) and is governed by LAU Title III (art. 4.3). The mandatory residential extensions (LAU arts. 9 y 10) do not apply.
How much deposit is required?
For non-dwelling use the legal deposit is 2 months' rent (LAU art. 36.1) (a fecha de 2026).
When and how is the rent paid?
Unless otherwise agreed, rent is monthly and paid in advance, within the first 7 days of each month (LAU art. 17.2) (a fecha de 2026).
Which law governs, and is this legal advice?
